PURCHASING ABROAD

OK, So You’re Ready to Buy. Now How Does It Work?

  1. CLAIM YOUR TERRITORY.
    Via phone or email, ask your IMOINVEST agent to place an ‘option’ on the unit in which you are interested. Include detailed information such as unit number and development name. Your agent will then send you the appropriate Notaire’s escrow account information for wire transfer and call the developer to place your ‘option’. At that time you must return information sheet sent by your agent.
  2. WIRE THE DEPOSIT.
    This ‘option’ takes the property off the main circulars for 72 hours**, during which time you must make a wire transfer in the amount of 5% of the TTC price in €uro to the Notaire’s escrow account and a wire transfer in the amount of €500 to the IMOINVEST bank account for processing fees. Include your name, the development, and the unit number in the transfer. As soon as the transfer is complete, you must send a copy of the transfer receipt to your IMOINVEST agent by fax. We will then call the developer to make a permanent reservation in your name on the unit.
  3. LET THE PAPERWORK BEGIN!
    Your IMOINVEST agent will send the contract package by mail, fax, or email within 3-5 days. As required by law, all contracts are French. If you like, we can send a general translation or you can have an exact translation completed by contacting your nearest consulate. This package will include:
    • The reservation contract
    • The lease agreement
    • The property plan
    • The  property descriptive
    • The loan application form
    • A letter requesting all documents needed for the loan application
    • Accountant documents (VAT refund packet)
    • A letter of explanation to prepare these documents
  4. GIVE US YOUR AUTOGRAPH.
    Please return to us:
    • The contracts, signed as specified in the explanation letter. The contract must be returned within 30 days maximum or else the offer will be void.
    • The documents required for the loan. As this information can take some time to collect, feel free to send this information separately if necessary.
    • Remember, if you decide not to purchase the unit, you have 7 days from the date you sign the contract to let us know and receive the 5% deposit back in full.
    • Once received, your IMOINVEST agent will then send the original documents to the Notaire and the appropriate bank. From that point you will be in contact with your agent and our closing department specialist.
  5. RELAX AND DREAM OF YOUR NEW PROPERTY!
    • The Notaire will contact you by surface mail to confirm receipt of your reservation contract and deposit, and will begin working on the closing, which takes 45 to 90 days.
    • The bank will give their approval directly and send a loan offer. You must sign and return the loan offer after 10 days, or the offer will not be valid. At that time you can open a French bank account, either in person or at your nearest French Consulate.
    • Your IMOINVEST agent and closing department will keep continuous correspondence with both the Notaire and the bank to be sure things are running smoothly.
  6. THE BIG DAY!
    You will be informed by mail of all details and potential closing dates, for which you may go to your nearest French consulate or come to France. Your IMOINVEST agent and our closing department will be present at anytime to answer your questions. All funds must be available at the time of closing. As soon as the funds are received and the closing signed you will receive your notification of ownership on the property. CONGRATULATIONS!

** The 72 hour ‘option’ DOES NOT guarantee a reservation on the unit, however. If another investor places the deposit before you, the unit is legally reserved in their name. Therefore, it is very important to make the deposit transfer and send receipt to your agent as quickly as possible to insure that the unit is yours!
