Am looking to buy a leaseback property in either Paris or the South of France and the stories on this forum make me a little nervous. Does anybody have positive stories to counter-balance the negative ones? Any recommendations for solid, reliable leaseback management companies/developers?
Many thanks,
Chris

I will give you advice as if you were a member of my family. Steer clear of leaseback. If I was you I would consider a buy to let in a location like Nice or Cannes. There is too much dishonesty associated with the whole leaseback process. If I had known then what I know now I wouldn't have touched it with a barge pole. I'd say I speak for a good number of people on this forum. If you decide to ignore this advice then talk to Seamus. If you are dead set on buying a leaseback then talk to him. Despite being a leasback seller he will give you honest advice (unlike the many leaseback sellers).
Hi Chris,
I advise you to go with Pierre et Vacances. It is the European Leader in holiday properties. The groups has been existing for more than 40 years, and operates almost 50,000 holiday apartments and home. It operates under 7 brands, like Maeva, MGM or Center parcs. So it offers you a lot of different invesments. For example Center parcs has the highest performance level in the tourism sector, with occupancy rate above 85%.

I would advise you not to take any statistics as given. Do your own independent research. I would speak to owners, not parties who profit from the process.
I agree with JuanAzur 100%!!!!
And remember "Guaranteed" isn't worth the paper it's written on!
Carmenes.
I have a French leaseback and I am disgusted at the the abuse of the system. The whole thing is full of well meaning investors who are being fleeced. Hindsight is wonderful but six years ago I wish I had left alone. Most signed up because of the "guaranteed rent" even the most thorough diligent investor could not forsee the mess it is now in.The contracts are ignored by the mangement companies and the safeguards are meaningless .Stay clear of the bad companies listed on this forum unless you want a bunch of sleepless nights and no rent. For example Olea is run by a oily weasel called DHEILLY, he is a liar and a cheat and should be in jail.He is currently enjoying his salary courtessey of my and others mortgage comittments.I have had no rent for 7 months.
Waggtail40138.7577777778Thank you all - I appreciate your candid comments and hope that those of you having difficulties with your leaseback property get resolution soon. I think I will avoid for now.

I am with Lagrange. They have done everything according to the lease contract. I hope this continues to be the case, after reading some of the experiences on this forum.
