Maybe some of you on here are in the circle of emails between us LBDC owners (I recognise owner Fahey from the email adds.) Have any of you thought of a way forwards now that Odalys have served notice to terminate all leases? Maybe we should charge them 2 years rent in compensation LOL ;-) So without another management company taking over we all owe 8 or 9/20ths of the TVA that was originally waivered by the French government....on top of this we have to take on mortgage, electric, gas, water, tv, habitation tax and house/contents insurance bills!!! god knows what else. From my point of view we have options.... 1 sell freehold (not attached to a lease) (how long will this take) 2.Privately rent to a "live in" long term tennant 3. Privately rent to the holiday market. 4. sign up to a new lease with another management co... (will they pay on time/ at all? We will need to buy a furniture package etc etc)
Any other options??? Any thoughts or ideas?? Would you like to be included in the circle of emails between us owners. If so reply leaving your email address and i will include you in further emails between us Les Berge Du Canal owners.

You have options. You all should currently have the lmnp (leaseback) tax regime. If a new mgt company takes over and continues to offer 3 of the required leaseback services and at least 70% of co-owners stay with the new mgt company then your regime will not change and you will not have to pay back the VAT pro-rata. If some of the remaining owners decide to end the lease and manage as a nornal property and provide 3 of the leaseback services using a local french company then their regime will also not change and they will not have to pay the VAT pro-rata.
Can I also state the obvious. You want to communicate between co-owners. If you start an email list it will only get unmanageable (I've been there). This is what this site is designed for. Ask other owners to join so information is easily shared in 1 place and you can also share documents.

Thank you guys I was led to believe that Odalys were pulling out of LBDC completely. I recieved my letter on xmas eve!!!! it needed signing for and also had some kind of tamper proof wrapping, so i knew it was important. Others got their letters in the new year. Regarding rent arrears I have just spent the morning " liaising" with different people at Odalys and, after getting very cross and stating that I was going to issue the C de P then I have just received nearly 3500 euros into my French bank account. Worth the time and annoyance at last.
