Domaine de Guitard

Hi,

I'm new to leaseback and have put a deposit down on a small development called Domaine de Guitard outside Casteljaloux near Bordeaux. It comprises 84 2 bedroomed wooden chalets.

Has anyone heard anything positive or negative about this development?

Does anyone have an opinion on Wooden Chalets as a leaseback investment?

Finally, has anyone heard of the developer/management company - Vernoy Bros./Villie/Exclusivity

we havent signed any contracts yet & are not paying anymore more money this week. they are taking the piss & then just expect us to hand over more money. nothing is happening in france so be careful

did anyone meet jean claudes rep in ireland last week & sign contracts???

more people on askaboutmoney.com. they had a meeting last sat. so if your still interseted in this project got to above website and when theres another meeting you will hear about it

I too am investing in a chalet in Domaine de Guitard Casteljaloux. I find my attempts to contact French Property Sales & Marketing exasperating. Their offices are rarely manned and the agent I was dealing with has failed to respond to the countless messages I left on his voice mail.


I have been advised by Michael Verniolle that his father Jean Claude will be coming to Dublin within the next week. I am not entirely happy.

I received an E-mail from Michael Verniolle on 21st July 07 which reads


"We will be going to Dublin soon to sign the closing contract. We do not have exact dates now, but we will have them in a week". It is now 10th August ( some 20 days on) and no more information.


Has anyone received similar notification.


Is it their intention to see us as a group or on a one on one basis.


When I am notified of this momentuos day I shall post it on this forum and all concerned are welcome to come along.

HI I HAVE A DEPOSIT ON THIS PLACE TOO BUT AM GETTING WORRIED. FIRST THEY SAY THEY ARE GIVING AWAY A FREE WEEK IF WE PAY UP BEFORE END OF APRIL & NOW A BETTER CHALET IF WE PAY UP BEFORE END ON MAY. SOUNDS ALL A BIT DODGY TO ME

I got the offer for the free week in the pyrenees, where did you hear about the chalet upgrade?


I am going over to casteljaloux on June 7th to have a look, I have been talking last week to the site manager. It looks like it will be october at least before completion. They were very up front to their credit, are you buying through france property focus? Its hard to get any useful info out of them.

yea i'm buying thro france property focus. who are u buying from. let us know how you get on when you go out there. i got an e-mail about the chalet upgrade from postmaster@exclusivity.fr not exactly sure what upgrade is but they seem v anxious to get money asap before completion. i think i might wait till completion too

As far as I know it is a hot tub on the deck, I saw one when I went over to look at the show house last august. Im buying with france property focus as well, so far I have paid half the money. If you hear anything please let me know and I will do likewise. Do you know how many units they still have to sell? this could be the reason why there is a push on.


the hot tub is included but this is an offer of a better chalet worth €55,000 built entirely of solid wood it says--not sure what other chalet is built off??

My wife and I visited Domaine de Guistard on 23rd Oct 07. We were surprised at the slow progress. To date we have been given three completion dates. Spring 2007, September 2007 and now we are told Spring of 2008. From what we have seen, we believe that deadline will not be met either.

My wife and I visited the site at Domaine de Guistard on 23rd Oct 07. We were surprised at the slow progress. To date we have been given three completion dates. Spring 2007, September 2007 and now we are told Spring of 2008. From what we have seen, we believe that deadline will not be met either. Jean Claude showed us around the site and pointed out two prototypes of chalets. The second is superior to the first, but the design is not as shown in their broucher. We too have been notified by him of his visit on 12th Nov 07. We are seriously considering engaging a solicitor before the final signing. What do you think.

Below is a copy of my e-mail I sent to Jean Claude today 5th November 07


Hi Jean Claude,

Further to our e-mail to you yesterday Vivien and I have decided that things are not living up to our expectations and have decided to engage a solicitor to represent us in any further dealings in relation to our purchase of chalet number 50 at Domaine de Guistard. I have set up an appointment with a solicitor for 15:00HRS. on 14th November 07.
