Compensation on non-renewal of lease

I am looking to sell my property and so plan to give notice as the lease expires at the end of 2026. My original lease made no mention of compensation for eviction but there was an addendum in 2015 (they reduced all of the rents due to 'financial difficulties') which states that "In the event of early termination or non-renewal of the lease at its expiry, the owner is liable to pay the operator eviction compensation corresponding to 1% of the turnover generated by the apartment during the year of termination."

I am not entirely sure how much the turnover would be but the most expensive weeks only sell for 900 euros so by my calculations (site is open 7 months a year), the amount is going to be in the hundreds rather than thousands. This is reassuring but the notaire I have spoken to has said Vacanceole are taking about eviction penalties up to 25k!!! Not so affordable.

So my question is, does anyone have experience or knowledge of whether the figure quoted in the lease addendum is binding or whether Vacanceole can just charge me whatever they feel like?

Also can anyone guide me on what a reasonable fee % would be for the selling agent and the notaire?
