How much tax do I pay?

Hi

I have a few quick questions:

1. If my rent including VAT is 6,600 and my mortgage is 10,000 per year (a 3,400 deficit) how much tax do I pay to the french govt.

2. Do I need to have an accountant or can I do my returns myself? If I need one how much do they cost and does anyone know of a good one who doesn't rip you off?

Rental return 50% of total rental income?

Hello forgive me for huge subject heading (I'm a newbie)! I'm thinking of purchasing an apartment on the leaseback scheme and some of the contract details have been released as follows:

The rent will represent fifty percent (50%) of the pre-tax rental income (rent collected) received by the MANAGEMENT COMPANYOPERATING COMPANY during the past year, calculated starting from the date the lease takes effect, for all of Building A used as a Tourist Residence,

Hi,

What costs except landtax and cost to the accountant do I have to pay each year? Can anyone recommend a reliable and not to expensive accountant company? What is the "normal" fee per year to the accountant company for a 30 kvm apartment in Paris area?

If I don´t renew the lease after the first period and want to change from leaseback to a normal property and have it for my own (or sell). Is it the management company that decide if I may do so or is it the mayor, that I read somewhere?

Hi there,

I was wondering if there are many people on this forum who have bought an apartment in L'ecrin des Neiges? I did and was there in February and all seemed well at the time?

Obviously with unexpected bills now being sent our way, rental payments not being made and the management company potentially bankrupt, things aren't so well.

I understand that there is a residents committee for Chamrousse but this is not for the above development.

Leaseback contracts

Have any leaseback owners been contacted to try and change the terms of their contract with regard to capping the amount of rent received? This is being attempted in my case. According to the management company, this is necessary to prevent future financial problems with the property. I am trying to find out if this company is the only one foreseeing future problems or is it a problem generally with other leaseback companies.

Claiming VAT before 5 years

Hi there,

I am looking at a property completed under 5 years ago that, when purchased, was included in the "Leaseback allowed" developments. For some reason or other the current owner did not claim the VAT back. She did however enter into a rental agreement similar to the one that you would expect in a leaseback agreement. My question is- If i buy the apartment before 5 years is up can i claim the VAT back on the original purchase price if i continue the lease agreement?
