VAT and Rent

I have found your site extremely useful and informative.

I am in the process of potentially buying a leaseback but I have found the

position regarding the VAT situation and rent quite confusing. I gather I

would be paid rent, in my case 4% of the capital price of the property (less

VAT) each year. This amount would then be subject to 5.5% VAT. I

presume the French accountant will sort this out to some extent, I just

have to complete a declaration. But, if I try and understand it, I get the

Hi there,

I was due to take delivery of my leaseback in "first quarter 2006" but will not take delivery until 1st June - third quarter. There is no mention of compensation payable by in the contracts or remedies for delays. What is the stance according to french law?

Property Appreciation

Hi, this is a bit of a crystal ball question so apologies in advance.

We are looking at buying (have paid deposit) an appartment in a ski resort in French Alps. It's a low resort but with direct ski-lift access to two major high-level ski areas. We have seen and like the location. It is to be a 4* property with swimming pool, garage etc and is priced at €4,450 psm.

Clos Dia in Fayence and Tourettes

I am looking at this type of investment for the first time and I have provisionally reserved a plot on a leaseback in Clos Dia in the village of Fayence in the VAR region S.France. The agents that I have reserved a plot with are called Azzetz France has anyone used them on this type of investment. Also the property is fully mangaged by a company called the Camiole Marketing and Management Group. Thank you in advance for any information on the above which is a 12 year lease .
