Does anyone have any experience of this company (Residis)? They have purchased this apartment block from Global Exploitation/Suite Etudes and it is now being used for social housing. We are being asked to sign a new lease that officially allows the building to be used for social housing.
The 19% TVA on purchase price of a leaseback property was returned if you signed a 'bail commercial'. If the property goes out of lease at any stage then you have to return the TVA on a 1/20th basis (for as many years are remaining in the 20).
My question is when does this 20 year period start exactly ?
Are French social taxes due on Leaseback/para hotel rented properties for U.K. non resident owners? Have heard that we might now be liable for 7.5% . No idea if this is correct or not and Google research not very clear on the subject! So far have never been asked for it but maybe need to fill in an additional tax declaration? Anyone wise about this please?

We are currrently paying 27 euro per square meter fixed costs (coverin in fact all costs, electricity, syndic,...) that per our contract can be raised with 1,5 % each 3 years. but now we received a letter that due to the exceptional situation in 2022-2023 (inflation, energy costs exploding, lack of snow) they are forced to raise this to 33 euro per square meter. We wonder if we can challenge this raise ? Anybody who was in similar situation ?

I was told by my bank recently that I need to have insurance for my leaseback. This was news to me as I've owned it nearly 10 years but I now want to get this sorted out. Other than asking my bank for a quote which I don't expect to be competitive how do I get this insurance as a non-French speaker? I googled and can't find any companies that I am sure are legit that offer the quote system in English. Axa was recommended in one post but they only have the online system or you can call but my basic French won't get me through that conversation.
