Hi Guys

In one letter from Accelis Gestion, they mention putting owners in touch with potential buyers. Has anyone gone through the proccess of selling this way? Is it possible to get them to increase their offer from that outlined in the letter?

Hi John,

I would guess its like as someone outlined before, that they are trying to reduce our monthly rentals and with that offset , then try to devalue the property. Their potential buyers

are not the people , you'd like to be selling to . I assume you got their post on trying to reduce income as well.  But would be interested in selling but not for what they are offering

They are trying to buy properties at knock down prices. SCAM. I suggest group legal action.

Hi Guys, we are sitting tight I have sent a few e-mails regarding late rent and todate they have responded with payment although still waiting for last quarters rent , but have not accepted the request for reducing rents . We have also been offered a buy back by their new investors at a 60% reduction on what we paid , so am ignoring the constant letters I am recieving, I have asked for copies of annual board meeting and end of year financial statements as proof of financial difficulties , as you can guess I have recieved no response. We would be willing to sell but feel at present we have no option but to wait it out . I have checked on line and the rental rates for the property are still relatively high so dont think they can be hurting too much. I made the mistake a couple of years ago contacting an estate agent regarding selling and approached Acclies to make information available that was when suddenly our rental started to be late for payment and they made us the offer to buy at a silly price then started threating to reduce rent, this all of course but our plans for selling with other agent in a damaging position and we had to withdraw form the market . I believe this is all a bullying ploy  so we in tend to sit it out and call their bluff

Hi, I was also offered a price to sell my apartment, and I accepted it, as I was losing interest in this investment. The price offered was WELL below what I paid, but I signed and returned all the paperwork. To date, I have not received any further communication, and needless to say, I have received no money. It is now about a month late. I now want to change my mind and am considering putting the matter in the hands of a French lawyer, has anyone any comments on my chances of success...? Can anyone recommend a good French lawyar?

Hi Peter. Do not sell you will loose so much of your investment.  The maths favour waiting and using a lawyer to protect your investment. Even sending a CPD every quarter is better than excepting a rate reduction! I am using this solicitor to help my quest and trying somewhat uncecssfully to coordinate owner response to this cooperate manipulation. bruno.traesch@lesavocats.info  think about how many lawyers you could hire for what you loose.

I have not replied to any correspondants received,only got half 4th T rent late,without agreement!!!

Where do we stand in that scenario,does anyone know?

Very difficult, if you have very little french!

I see Seamus Mconville is suggesting we group together as Paxton owners and challenge the Rent reduction,  but it needs numbers?!?!

Hi Everyone

I've not been at home for the last 5 mths but see I've also received reduced rent despite refusing to accept a reduction.

I need to go back over my bank statements to see what I have / haven't been paid and plan to send a CDP once I get my act together.

Regarding selling, see link to a site selling units in Paxton:

They are looking for approx €25 - €35 psq metre, well above what Accelis Gestion are offering.  I'd definitely hold out.

Hi Folks,

This trail has gone quiet - I haven't yet signed the new Lease and I am discussing the options with a Lawyer in the Paris area.

The lawyers name is David Sabatier (the firm is called 1862) - www.1862-legal.com 

Is anyone interested in sharing the cost of the review with me ? One suggestion by the Lawyer is a group engagement with Accelis Gestion.

Hi I think it would be good to have unity of legal representation. I have not signed and  have also been seeking legal advice. Have you any costs for your advice court proceedings CDP etc.

Yes, I received the same letter. 

Accelis Gestion has very little experience in running the property so I think it is time that we put the entire property to the market to see what a hotel investor/operator would pay for the hotel. 

Although I think this forum has been very helpful I really think that we need to form a group to clearly understand what are the realistic options here. I am happy to assemble a group and think that the suitable forum is probably through Whatsapp. If anyone agrees and wishes to join well then please text your number to me +353877918028.

Yes we have also recieved the same and have not responded we are also still waiting for the final payment for 2018, late again.

 

 

IF we are going to have a forum any where we need a list of owners so we can contact everyone involved,does anyone know how to do this?

I am not aware that anyone bar the management company has a full list of owners - However I know that I was on an email circulation list with some of the owners so can try to make contact again and build a contact base from there.
